ThisProperty Management Administratorwill be responsible to:
Work closely with the Sr. Asset Manager and Sr. Director of Real Estate in the management of the Hospital's real estate holdings including both leased and owned office, retail, research and clinical properties, and roles as both landlord and tenant.
Administer contractual agreements. Maintain lease compliance for key action dates, options, and notices. Maintain lease admin files such as current insurance certificates and retail sales reporting
Prepare tenant billings according to lease terms for base rent, common area maintenance charges (CAM), real estate taxes, utilities, bill backs and collections/cash receipts.
Participate in on-site inspections of owned and leased portfolio to identify and resolve issues related to the portfolio
Develop and maintain real estate related policies and procedures. Maintain property operations and emergency procedure manuals for tenants and occupants of Hospital-leased spaces.
Prepare the annual operating and capital budgets for all properties, tenants and leased locations. Process all payments for the Hospital's role as tenant. Manage the operations to achieve budget. Monitor monthly financial statements for accuracy, and investigate all variances from budget. Assist in developing accruals and re-forecasting of budgets
Perform due diligence tasks associated with owned and leased property acquisitions and dispositions. Initiate RFPs for service contracts, evaluate vendor responses and contract with vendors for services up to $25,000. Escalates larger bid responses to Sr. RE Asset Manager for review.
Plan and implement "start-up" operations at newly acquired or leased locations. Oversee vendors/contractors and coordinates with project management and landlord reps at the location to ensure the final product achieves the high expectations of the Hospital/client.
Provides support and consultation to department managers in support of real estate operations
To qualify you must have:
An Associate's degree is required and a Bachelor's degree in Business Administration, Accounting or Finance or a closely related field is preferred
A min of (3) years of property management or closely related experience is required, with commercial or institutional real estate experience preferred. A Bachelor's degree in a related field may substitute for two years of experience
Ability to communicate effectively and persuasively both orally and in writing including assigning and distributing work and work product, developing and enforcing policies and procedures and landlord and tenant correspondence
Ability to write comprehensive, detailed reports and proposals for review by management
