Round Hill Community Corporation is seeking a full-time General Manager position for its gated community, covering 220 acres fronting Buzzards Bay in South Dartmouth, Massachusetts. The property includes 91 residences in a combination of condominium trusts and single-family homes, a staffed gatehouse, recreational facilities including a nine-hole golf course, four Har-Tru tennis courts, two private beaches, a dock, a swimming pool, and a seasonal snack bar and almost three miles of private roads.
The General Manager reports to the President of the Association, which has a nine-member Board of Directors, and implements Board policies and directives. The General Manager is expected to be highly visible with residents and staff and should positively impact the ambiance of the community through their leadership and planning skills. The General Manager oversees a team of nine full time employees including an Assistant Property Manager and 2 other direct reports who oversee landscaping and the golf course. There are also numerous seasonal staff. The General Manager will also be working with residents of the community who are standing committee members.
Duties and Responsibilities:
The General Manager is accountable for managing all staff members and functions as they deliver services to meet or exceed the expectations of the community’s residents and the Board. This will include preparing, scheduling, and establishing priorities for both routine and special work projects and administering community rules and regulations.
The General Manager is responsible for managing the day-to-day operations according to set budgets, reporting on the financial status monthly and participating in annual budget and capital planning activities.
He/ She is expected to take the lead in negotiating contracts and interfacing with third parties such as the Town of Dartmouth, contractors, and service providers such as Comcast, waste management and alarm system providers. A key part of this role is developing and maintaining relationships with town officials, conservation and historical committees, and local emergency service providers. The position also acts as liaison between the Board of Directors and residents regarding adherence to the established community rules/regulations.
Desired Qualifications:
At least 5-7 years of experience managing a property and staff similar in scale and complexity to Round Hill Community Corporation – golf course, tennis courts, waterfront community, beaches, swimming pool, etc. Similar in scale country club experience is also acceptable. A strong understanding of golf and golf course management needs would be a plus.
Exceptionally strong leadership, interpersonal, communication, and general management skills, with a track record of leading teams and interfacing with management and other constituents.
Strong financial management and budgeting skills, with experience in presenting/ explaining financial reports to a Board of Directors.
Demonstrated project management skills with a track record of successfully managing multiple projects to completion while taking a leading role in their execution.
A demonstrated willingness to lead initiatives and defend written recommendations.
A track record of participating in conflict resolution.
Proficiency in the use of Microsoft Office software (specifically Word, Excel, Outlook, and Power Point), and project management/planning software.
Candidates should live within commuting distance to Round Hill and be available to participate in Board Meetings (approximately bimonthly) during late afternoon/early evening hours.
